Will my Factory Built home last as long as a site-built home?

Absolutely! Due to building code specifications, the CSA certification standards, the weather controlled building environment, and quality of construction materials, Factory Built housing has an equal or longer life span than site-built homes.

1. Quality Control - The CSA inspection process guarantee that your home has been inspected and tested at every level to ensure our high-quality standards. Modular Homes are constructed to the same National and Provincial Building Codes as site-built homes.
2. Assembly line procedures optimize insulation & air/vapour barrier installation, resulting in a tighter and better insulated envelope which requires less energy to heat & cool. This saves you money on your heating bills.
3. Building in a factory ensures framing materials, sheathing, floor & roof decking are all installed dry and remain dry; therefore, moisture is not built into a structure during construction and that reduces potential for mold formation and moisture related performance and durability degradation.
4. Factory Built homes/buildings usually carry total roof loads on the exterior walls of each module. This means most interior walls are not load bearing and can be easily removed or repositioned at any time to accommodate changing space needs which occur as children leave home, as adults' age, and for many other reasons.
5. They are built in a climate-controlled environment – they will not face harsh weather conditions until the build is complete, and the siding and shingles are on, eliminating negative environmental effects!

How energy efficient is a new Factory Built home?

All Canadian jurisdictions have agreed that the minimum energy efficiency level of homes should be comparable to the EnerGuide 80 standard.
As a Canadian builder – Our factory must adhere to all the same standards and energy codes as site-builders - this means there is no distinction or allowance for Factory Built housing to be different than any other form of housing construction.
We build for Canadian winters! We use high efficiency furnaces and appliances, energy efficient windows and use air-tight protocols to ensure every home energy efficient – saving you money on utilities!

2.Reduced Footprint - One of the greatest benefits of having your home built in a manufacturing facility is the consolidation of labour and building materials at the factory. Having the majority of work done off site greatly reduces the amount of vehicle traffic, noise and pollution at the location your home will be placed. The time frame that contractors need to be onsite is significantly lowered - lessening the impact for you and your neighbours and speeding up the time frame to when you can move into your new home. Green is more than a colour. Our Factory Built process minimizes waste of materials, transportation, fuel, and power.

3.Reduced Waste - Factories buy large quantities of lumber and other building materials, much of which is ordered to exact fit requirements, there-by reducing waste. Waste that does occur is 50-70% less than when a building is constructed on site and can readily be recycled or disposed of properly. This same product would probably end up being tossed out at a site-built home. Not at all! Factory Built homes will appreciate at the same rate as other homes in surrounding neighbourhoods when properly sited and maintained. And of course, it always comes back to the old real estate axiom - location, location, location!
